Foreclosure has attracted a lot of attention along with the most recent 2008 national subprime crisis and economic recession as its implication of homeownership and urban/suburban decline. The State of Florida has been among the top foreclosure markets, yet little research has been carried out to extensively explore the spatial relationship between foreclosure and neighborhood characteristics including crime rate in this market. This research used spatial and statistical analyses to explore the relationship between foreclosure and various neighborhood characteristics (e.g., ethnicity, socioeconomic, demographic, housing, and crime rate) in the Miami metropolitan area (MMA). Results of the study showed that the clustering pattern of foreclosures was only observed in the city of Miami, where houses are of high market value and predominantly occupied by Whites and Hispanic population. The relationship between foreclosure and other neighborhood characteristics was not found to be significant when the whole MMA was considered. However, when only areas dominated by the African American population were used, a stronger correlation was observed compared to other areas. Finally, foreclosure alone had no impact on crime whatsoever, but vacancy rate was statistically significant to property crime in the city of Miami. These findings suggested that the spatial pattern of foreclosure are is complex, determined not only by the neighborhood characteristics including crime selected for this study but other factors as well like financial factor.
