Under the background of rapid urbanization and deteriorating ecological environment, urban residents have put forward higher requirements for natural capital, such as agricultural land, which can improve the ecological environment and increase green space. However, the trend of farmland conversion is still accelerating. In the short term, it cannot be reversed, resulting in a large gap between the demand and supply of multifunctional agricultural land use. The research on spatial spillover effect of multifunctional agricultural land use on housing price is an important means to solve this gap. It can manifest the value of multifunctional agricultural land use, and realize the sustainable development of agricultural land effectively. At the same time, it can also provide a certain theoretical reference for the optimization of urban agricultural spatial distribution structure and structural reform of supply side. In view of this, based on the basic theories of externality theory, heterogeneity theory and hedonic price theory, the paper analysis spatial spillover effect of multifunctional agricultural land use on housing price, and the buffer analysis, spatial autocorrelation analysis, spatial econometric model were be employed. The results show that: ①The hedonic price model can better measure the spatial spillover effects of multifunctional agricultural land use on housing price. ②The multifunctional agricultural land use has significant spatial spillover effects on housing price. And the higher the level, the higher the housing price. ③The spatial spillover effect of multifunctional agricultural land use on housing price has spatial heterogeneity, the distances is different, the spatial spillover effects is different
